Australia Needs Thousands More Rental Homes Every Week

Australia’s rental market is facing another supply problem.

New analysis shows the country needs thousands of new rental homes every week just to keep up with population growth. But the number of rental properties available is not growing at the same pace.

For renters, that can mean fewer suitable options and more competition when the right property becomes available.

Australia Needs Thousands of New Rentals

Analysis of Australian Bureau of Statistics data by FoundIt estimates that Australia needs around 5,500 to 7,500 new rental homes every week to accommodate population growth.

That is a significant amount of new rental supply.

But the current rental market is struggling to keep up.

Australia’s population grew by around 34,400 people per month in the year to December 2025, with a large share of that growth coming from overseas migration. As many new arrivals enter the rental market, demand for available homes continues to grow.

The Rental Pool Is Shrinking

At the same time, rental homes are leaving the market.

FoundIt analysis reported that around 10,100 rental homes were sold in the seven weeks following the May Budget, while only about 6,140 homes were purchased by new investors and returned to the rental market.

That means only around 61 new rental homes were added for every 100 that left during that period.

The result is a rental pool that is not keeping pace with demand.

What Does This Mean for Renters?

When there are more people looking for rentals but not enough new rental homes entering the market, available properties can become more competitive.

And the challenge is not simply about how many rental listings exist across Australia.

A renter may need a property within a specific suburb, budget, property type or commute. That can make the number of genuinely suitable options much smaller.

So even when a new rental becomes available, there may be other renters looking at the same property.

Finding a Rental Is Still Only Part of the Challenge

For renters, especially those who are new to Australia, the process does not stop at finding an available property.

Once you find somewhere suitable, you still need to navigate inspections, rental applications and the information agents may consider when reviewing applicants.

Rental history, employment, income, references and supporting documents can all form part of how an application is assessed, depending on the property and agent.

This can make the process more challenging if you are renting in Australia for the first time or have limited Australian rental history.

Why Your Rental Application Matters

In a competitive market, finding a property is only the beginning.

When multiple renters are interested in the same property, how your circumstances are presented can become an important part of the rental process.

For renters without a traditional Australian rental history, there may be other aspects of their circumstances that need to be properly presented to agents.

Understanding the process can help you approach the rental search with a clearer idea of what comes after finding a property.

Expert Tip!

A growing number of renters and limited rental supply can make suitable properties highly competitive. Finding the right property is important, but understanding what happens after you find it is just as important.

TL;DR

Australia needs thousands of new rental homes every week to keep up with population growth, but rental supply is not keeping pace. With more renters competing for available properties, securing a suitable rental can remain challenging.
